Maintenance of seal coating the Asphalt every 2 years from installation will greatly reduce the rate of Oxidation by as much as 75% helping to give a life span of 20 to 30 year.

Alligator cracking in a deteriorating Asphalt parking lot is an indication of a surface unable to bear the traffic load it was designed for. It could be very old and brittle, improper water drainage has damaged the base (sub-grade) or a too heavy load has traversed or rested on the pavement, such as heavy trucks- trash trucks can weigh as much as 2,000 cars and are the leading cause of parking lot damage.
